Wes Whitman: Even the best climbers climb with partners

Wes Whitman does not think of capital as a position in the stack. He thinks of it as a climbing partner.

As Co-Founder and Co-Managing Partner of Whitman Peterson, Wes and his father Bob have raised nearly $3 billion in equity across five flagship funds and three sector-specific sidecars, backing operating platforms through 325+ asset-level investments and more than $40 billion in total capitalization. The model is unusual. Roughly 15% of their capital goes into operating companies and 85% into the real estate those companies create, so the platform and the portfolio grow together.

Wes saw the problem early. He started at Greystar in 2005, as it scaled from 60,000 units toward the million apartments it manages today, and watched GP co-investment become a growth constraint as platforms raised more and more LP equity. In 2010 he and Bob set out to be the partner who solves it, with whatever capital has the highest impact on the journey: GP co-invest, LP equity, or a stake in the operating business itself.

In this episode, Wes breaks down how the Cardinal Group relationship evolved through four different forms of capital, why the firm keeps deal-by-deal approval rights most sponsors would rather it didn’t have, how a top-10 global fund manager began referring operating partners to them, and why he expects M&A among operating companies to accelerate as delayed distributions push founders to rethink the next five years.

Then there is the part underneath the structure. Partners for life. Earning the right to be partners every single day. A 29-person firm where everyone is meant to be a valued member of a winning team with an important job. And the CEOs who own nearly all of their own companies, who could make every call themselves, and who build boards anyway.

“We don’t need to be in the middle of the summit picture. We’d love to be off to the side, thumbs up, smiling.”
